Our Client was looking to purchase an FRI leasehold interest in this self-contained 4-storey high-class office building in a former mews warehouse in Mayfair for their expanding business.
What
We Did
The building had been extensively refurbished by the Landlord prior to marketing, but the client and its agent were concerned about the quality of the works carried out being a future liability for them.
We carried out a pre-acquisition survey of the building fabric in tandem with a building engineering services consultant who was appointed to assess the condition of the M&E and public health services.

Provided
Reporting on the defects within the building fabric and services and consequences if these were not addressed
Budget costs for rectifying the various residual defects, including those not addressed by the refurbishment works
Advice on proposed fitting out plans for the various floors
Advice on repairing and maintenance covenants and service charge schedules contained in the proposed lease
Agreeing a schedule of remedial works with the Landlord’s contractor and checking works following completion

Result
The remedial works were completed and the lease was agreed, enabling the client to carry out its fitting out works prior to occupation.
