Contract Administration

A core part of our service provision involves the delivery of capital works projects. These range in value from under £10K up to £3M+ across the residential and commercial sectors. Typically, our involvement is split into Pre-Contract and Post Contract phases.

Our professionals will initially meet with the Client to discuss and agree the project brief and ensures our scope of service provision will adequately fulfill the Client’s objectives.   All our documents are bespoke and project-specific, and our specifications, scopes of work and drawings are developed to complement each other. We maintain this strategy in order to provide a set of construction and tender documents that we use to obtain competitive tender bids for a project, on an identical like-for-like basis.  Our pre-contract provision typically includes:

  • Detailed site inspections and investigations
  • Recommendation of appropriate procurement method
  • Consultation with any specialist contractors (if required)
  • Preparation of a detailed specification of works / Employer’s Requirements
  • Selection of competent contractors for tendering
  • Preparation of tender documentation
  • Detailed tender analysis and feasibility checking
  • Recommendation of contractor
  • Engaging with and obtaining any necessary statutory consents


After a contractor is successfully awarded the project, and the final scope of work/design has been accepted, we work with the team to provide post-contract administration services during the project. Our post-contract provision typically includes:

  • Conducting pre-construction meetings & correspondence with the Contractor and the Client
  • Co-ordinating and attending regular progress meetings with the Contractor and the Client
  • Carrying out periodic site inspections & project monitoring
  • Review of design matters and variations
  • Quality control / Quality Assurance (QA/QC) throughout the project
  • Implementing statutory consents/requirements, such as Planning & Building Regulations
  • Reviewing Contractor’s payment applications & issuing payment certification
  • Issuing other relevant certificates during construction as and when required
  • Overseeing snagging and handover
  • Certifying Practical Completion and subsequent liaison
  • Rectification Period reinspection, de-snagging and issuing Final Certification
