Our Client was looking to purchase a freehold interest in this self-contained 4-storey terraced building in Islington in which to live and run their new business. The new business would require a change of planning use as well as internal alterations to suit our Client’s operational requirements.

We Did
The building had been extensively refurbished by the Vendor 5 years previously for use as a hair and beauty salon on the basement and ground floors, whilst the two upper floors were used as residential accommodation. The client and their solicitor were primarily concerned about whether the works undertaken met statutory requirements as little documentary evidence was available from the Vendor.

Budget costs for rectifying the various defects and statutory deficiencies
Advice on proposed ventilation and fitting out plans for the basement and ground floors
Advice on potential building insurance difficulties associated with main sewerage pipe passing through the basement
Final
Result
Owing to the extensive nature of defects and statutory deficiencies at the property, the Client decided not to risk proceeding with the purchase as they did not wish to carry out extensive rectification work.
